As part of a multi-million pound Northeast
mental health service initiative, H&H Land
& Estates has been appointed as agent for
Cumbria, Northumberland, Tyne and Wear
NHS Trust land sale in Morpeth.
H&H Land & Estates are delighted to offer to the market
development land at Northgate Hospital in Morpeth.
Extending to 7.01 ha (17.34 acres) with outline planning
consent for 134 units including 24 affordable, this sale is
upon the instruction of the Cumbria, Northumberland
and Tyne & Wear NHS Foundation Trust.
The site is offered for sale freehold with informal tenders
to be received by H&H Land & Estates by 12pm Thursday
18th November 2021.
The land for sale, which is split across two individual
areas, is set within the mature grounds of the
operational Northgate Hospital which itself is
undergoing re-development. Adjacent to a previous
phase of development, it is part of an ongoing strategy
to fund the overhaul of the Trust’s specialist medium
secure facilities, as part of its CEDAR programme
(Care Environment Development and Re-provision).

The Cedar Programme’s £73 million project includes the
development of state-of-art medium secure facilities at
Northgate Hospital, the re-provision of Newcastle and
Gateshead adult inpatient services in Gosforth and the
re-provision of adolescent medium-secure inpatient
services at Prudhoe.
Tony Railton, CEDAR Programme Consultant, added:
“The land sale at Northgate Hospital in Morpeth is
just the latest in a long line of service innovations and
investment by the Trust to ensure that service users
have access to the latest state of the art facilities. It
demonstrates the Trust’s commitment to regenerate and
improve care and sees the latest investment in improving
mental health services in the North of England.”
