ASSISTING WITH THE HOUSING CRISIS
In the first quarter of 2023 the National Housing Finance and
Investment Corporation (NHFIC) released a report stating
that Brisbane, a city gearing up to host the Olympics in 2032,
will experience a shortfall of 12,300 homes within five years.
The report showed that, to meet the accelerated demand for
new homes, there needs to be an increase in the number of
apartments commencing construction.
Already cognisant of mounting housing pressures, December
2022 saw Brisbane City Council announce it was unlocking
more than 70ha of “tired old commercial sites”, fast-tracking
rezoning to allow mixed-use development across the city.
Lord Mayor Adrian Schrinner said former industrial sites
across Brisbane would be made available for “much-needed”
residential and mixed-use development. The 14 Suburban
Renewal Precincts vary in size from less than 1ha to 16 hectares.
Some are unused while others are already in the early stages
of redevelopment. Speaking to The Urban Developer at the
time, Mayor Schrinner said the release would enable the
delivery of “thousands of new homes”.

and one of the challenges is to find areas to
unlock that don’t involve bulldozing
bushland, that don’t involve destroying
character homes or low-density areas.”
