Executive
Summary
Located in a bend of Queensland’s Brisbane River, the inner
suburb of Yeronga is a leafy residential neighbourhood with
pockets of large, light industrial sites. Publicly, the best known
of these is the former Taubmans paint manufacturing plant,
now well-known as The Paint Factory.
Today, this precinct at Hyde Road, is arguably the visual arts
headquarters for Inner Brisbane, producing work that is shown
at major institutions and events around the world.
The site itself is comprised of 34,000sqm of land and 6,800sqm
of existing factory buildings. When purchased in 2015, we
invited a group of artists to use the space while development
plans were considered. Today, the permanent artists-inresidence community sits at around 20, working across
disciplines such as traditional visual arts, film, photography
and more. The Paint Factory is also popular as the backdrop
for film and television projects and has been utilised by
musicians and music groups, independent filmmakers and
Netflix alike.
Beyond its artistic credentials, we are extremely proud to
say The Paint Factory has also become a focal point for the
community, with impromptu markets springing up as well
as school tours and community events. In 2020 the Royal
Queensland Art Society held its Biennial Opening Night Gala
with us, which included the presentation of the Queensland
Figurative Award and Young Artist Award. The Paint Factory
has emerged as a genuine creative precinct unlike anything
Brisbane has seen before.
The potential of this precinct, the role it can play in
Brisbane’s cultural life and the character it can add to
residential development in the area, cannot be denied. Because
of this we look to creating something new for Queensland and
something rare for Australia.
We believe The Paint Factory can deliver a creatively
progressive residential model to be admired and emulated.
Designed to the highest and most innovative environmental
standards, it can establish an epicentre for the arts in the inner
south. It can also form the heart of a new place brand for the
region, paving the way for higher quality, more sustainable
development and investment in the wider area.
The vision for The Paint Factory now involves maintaining
some existing structures and adding new buildings and
landscaping around them. By producing a mix of artistic,
commercial and residential uses at Hyde Road we will also
be offering crucial support to Brisbane City Council’s ‘Our
Productive City’ strategy which seeks to “improve and adapt
how industrial areas are used to remain globally competitive…
to reflect market trends and stimulate investment”.
While The Paint Factory clearly thrives today, it is our goal
to see this remarkable place evolve to serve Brisbane in more
meaningful, inclusive ways. Through creative and considered
development, The Paint Factory can provide housing,
employment and cultural benefits to our children and
our grandchildren while remaining an asset for the
current neighbourhood.
