year, the incomplete items could be a result of adverse weather conditions, such as
exterior painting, raking, seeding and sodding. Every effort will be made to complete
these repairs within thirty (30) days after settlement, or as soon as weather permits.
During the Pre-Settlement Inspection, we will also answer any questions you may
have and make sure you understand the proper warranty procedure for covered
items.
2. FINAL LIST
After you move into your home, you may find some items that require additional
attention as your home begins to settle and dry out. This is normal and is not a cause
for concern. Instead of submitting individual requests for each item, we ask that you
wait until you've been in your home at least sixty (60) days, but no longer than
eleven (11) months. At any time within that nine (9) month period of time, but
preferably after your home has experienced one (1) complete heating season, please
send us a single list of items that you believe require correction and are covered by
this Warranty.
It is important that you thoroughly read your Homeowner's Limited
Warranty prior to preparing your final list to make sure the items you
listed are covered by this Warranty.
Please understand that the "Final List", also known as the “Post Settlement List”, is
the last list of service issues we will address, other than those items specifically
covered in years two through ten as defined later in this warranty package. If you
choose to send in your Final List sooner, rather than waiting eleven (11) months,
your house may still be settling and drying out. Therefore, you may have additional
settlement cracks, nail pops, etc., which will be your responsibility to correct. We
strongly suggest waiting until your home has experienced one (1) complete heating
season and preferably all four seasons, before sending your final list to us.
To ensure accurate communication and minimize misunderstandings,
PLEASE SUBMIT ALL SERVICE REQUESTS IN WRITING OR VIA EMAIL, NOT BY TELEPHONE. With the exception of emergencies (see
below), only written or e-mail requests will be accepted.
Upon receipt of your "Final List," we will make an appointment to examine the items
listed to determine what is covered by our limited warranty and then perform the
necessary service.
Once the Final List has been completed, you will be asked to sign a Post-Settlement
Acceptance Form acknowledging that the work has been properly completed.
