Builder is not responsible for efflorescence, discoloration, staining or color variations in stone, brick,
stucco or mortar.
Discoloration of Concrete
Possible Deficiency:
Discoloration of concrete or mortar.
Performance Standard:
Concrete and mortar are natural products, and color variation can occur.
Responsibility:
Builder is not responsible for discoloration, staining or color variation of concrete or mortar.
Expansion & Contraction Joints
Possible Deficiency:
Separation or movement of concrete slabs within the structure at expansion and contraction joints.
Performance Standard:
Concrete slabs within the structure are designed to move at expansion and contraction joints. Surface
cracks in concrete that terminate at, or along, the expansion and contraction joints are normal and to
be expected.
Responsibility:
None.
Cast In-Place Concrete
Possible Deficiency:
Wall cracks in basement foundation, concrete or block.
Performance Standard:
Cracks that do not affect structural stability are not unusual in mortar joints of masonry or concrete
foundation walls.
Responsibility:
Builder will repair cracks in excess of ΒΌ" by pointing or patching. Foundation cracks that leak water
should be reported, and repairs will be made during the 1st Year Warranty Period only. Leaks or
cracks in the foundation, unless structural, after one (1) year ARE NOT COVERED by this Warranty.
Builder is not responsible to make repairs to items damaged by water intrusion caused by foundation
cracks.
