Possible Deficiency:
Settling, heaving or separating of concrete stoops, steps or garage floors.
Performance Standard:
Stoops, steps or garage floors should not settle, heave or separate in excess of 1" from the house
structure.
Responsibility:
Builder will take whatever corrective action is required to meet the Performance Standard.
Possible Deficiency:
Standing water on concrete stoops or steps.
Performance Standard:
Water should drain from outdoor stoops and steps. The possibility of minor water standing on stoops
for a short period of time after rain (generally no more than 24 hours) can be anticipated.
Responsibility:
Builder will take corrective action to assure drainage of stoops and steps.
Driveway Blacktop
Possible Deficiency:
Standing water on driveway.
Performance Standard:
Blacktop driveways are an impervious surface and may have low areas due to settlement of the
ground. Water should drain or evaporate generally within 48 hours after a rain.
Responsibility:
During rains, water will puddle or run on driveways because they are impervious. If standing water
exists 48 hours after a normal rain, W. B. Homes will correct by patching or grading to remove water.
During winter months or times of freezing, ice can, and will, build up on driveway surfaces and is not
a deficiency. Therefore, no assessments will be made during these conditions.
Possible Deficiency:
Blacktop surface damage, cracking or scaling of surface.
Performance Standard:
When blacktop is hot, surface damage can result from turning the wheel of a vehicle when it is not
moving. If this damage occurs, it is the Homeowner's responsibility to make the repair. Oversized
vehicles on blacktop can result in depressions, cracking or scaling of surfaces in the driveway. If this
