Possible Deficiency:
Staining of natural stone countertops.
Performance Standard:
Natural stone countertops are sealed at the time of installation in order to help reduce the natural
porosity of the stone. Countertops will still be susceptible to staining. Simple maintenance by
Homeowner, using stone cleaners, along with a stone sealer, should greatly reduce the potential for
staining.

TOPIC: CARPENTRY
Rough Carpentry
Possible Deficiency:
Floors squeak or subfloor appears loose.
Performance Standard:
Floor squeaks and loose subfloors are often temporary conditions common to new home construction,
and a squeak proof floor cannot be guaranteed.
Responsibility:
None.
Possible Deficiency:
Uneven wood floors.
Performance Standard:
Floors shall not have more than ΒΌ" vertical ridge or depression within any 32" horizontal
measurement, when measured parallel to the joists, EXCEPT in areas where a structural steel or
structural laminated beam is in place, or on pre-engineered floor systems comprised of open web
floor trusses or wood I-joists. Allowable deflection of these pre-engineered floor systems must
conform to the Building Code. Shrinkage is non-existent in areas above a structural steel member or
where a structural laminated beam is in place. The floor systems may be prone to a ridge or
depression in the floor and is not warranted.
The Builder's responsibility for this deficiency will be negated if the Homeowner applies a new finish
floor, i.e. ceramic tile, hardwood or vinyl, over the existing floor system.
Responsibility:
Builder will correct or repair to meet the Performance Standard.
