Finish Carpentry (Interior)
Possible Deficiency:
Poor quality of interior trim workmanship.
Performance Standard:
Joints in molding or joint between moldings and adjacent surface shall not result in open joints
exceeding " in width.
Responsibility:
Builder will repair defective joints, as defined. Caulking is acceptable.
Finish Carpentry (Exterior)
Possible Deficiency:
Poor quality of exterior trim workmanship.
Performance Standard:
Joints between exterior trim elements, including siding and masonry, shall not result in open joints in
excess of " in width.
Responsibility:
Builder will repair open joints, as defined. Caulking is acceptable. Homeowner must maintain all
caulking after settlement (recommended at least every three years with a visual inspection at least
annually).
TOPIC: CABINETS & COUNTERTOPS
Possible Deficiency:
Cracks, joint delaminations and chips on countertops.
Performance Standard:
Countertops fabricated with high pressure laminate coverings should not delaminate.
Responsibility:
Builder will repair or replace delaminated coverings to meet specified criteria. Builder will not be
responsible for chips, nicks and cracks after settlement that have not been noted on the PreSettlement Inspection Form. Water left standing on laminated countertops will seep through seams,
or areas where penetration may occur, to the base of the countertop and will swell the base, causing
delamination. This is not covered by this Warranty.
