COVERAGE 3 1ST YEAR ONLY
Possible Deficiency:
Moisture between panes of glass.
Performance Standard:
Moisture may accumulate on the interior surface of the glass panes, but should not develop between
panes of glass.
Responsibility:
If the seal of glass to glass has been determined to be broken, the glass will be repaired in the 1st Year
only.
Possible Deficiency:
Malfunction of windows.
Performance Standard:
Windows shall operate with reasonable ease, as designed.
Responsibility:
Builder will correct or repair, as required. Builder is not responsible to make repairs to items
damaged by water intrusion at malfunctioning windows.
Possible Deficiency:
Condensation and/or frost on windows.
Performance Standard:
Windows will collect condensation on interior surfaces when temperature difference and high
humidity levels are present. Condensation is usually the result of climatic/humidity conditions
created by the Homeowner within the home.
Responsibility:
Window condensation is a result of conditions beyond the Builder's control. No corrective action
required.
Possible Deficiency:
Holes, tears, indentations to window screens.
Performance Standard
Window screens shall be provided on all operable windows and be free of all defects to the screen
mesh and frame.
Responsibility:
Damages to screens not reported prior to settlement are the Homeowners responsibility.
