Possible Deficiency:
Failure of adequate ventilation due to Homeowner modifications.
Performance Standard:
Builder shall provide for adequate ventilation.
Responsibility:
Builder will not be responsible for Homeowner alterations to the original system.
Roofing & Siding
Roofing and siding are designed to resist precipitation under NORMAL weather conditions. High and
gusty winds can cause shingles and siding to become loose and remove them from their fasteners.
Builder will not be responsible for storm related problems.
Thermal Distortion of Siding
Thermal distortion of siding is caused by sunlight reflecting off the "Low E" glass, which is specified
by code, in windows and doors.
Direct sunlight upon these glazings may heat the glass, distorting the surface of the glass. The
reflected light from the distorted glass simulates a magnifying glass, creating extremely high
temperatures upon the surface(s) in which this reflected light lands (i.e. vinyl siding and other vinyl
and/or pvc like products).
Vinyl siding may warp or ripple, disfiguring the intended extruded shape of the vinyl siding. This is a
natural condition, caused by the intensity of direct sunlight.
The siding manufacturers do not warrant this condition, so in turn, neither can W. B. Homes, Inc.
W. B. Homes recommends keeping screens in your windows and doors throughout the
entire year, which can help reduce the intensity of high temperatures caused by
reflective sunlight.
Planting natural growth, such as trees and/or shrubs, and installing a fence in front of
affected areas to block the reflected light will also be effective.
Possible Deficiency:
Shingles or siding becomes unfastened.
Responsibility:
Shingles or siding will be repaired within the 1st year only. Builder is not responsible to make repairs
to items damaged by water intrusion into the house.
