Possible Deficiency:
Spots on carpet; minor fading.
Performance Standard:
Exposure to light may cause spots on carpet and/or minor fading.
Responsibility:
None. Spots not reported on the Pre-Settlement List are not covered by this Warranty.
TOPIC: FIREPLACES
Possible Deficiency:
Fireplace or chimney does not draw.
Performance Standard:
It is normal to expect that high winds can cause temporary negative draft situations. Similar negative
draft situations can also be caused by obstructions, such as large branches from trees too close to the
chimney. Some homes may need to have a window opened slightly to create an effective draft because
the home has been insulated and weatherproofed to meet high energy conservation criteria. It is the
Homeowner's responsibility to install an air exchanger, if needed.
Responsibility:
If the problem is due to installation of the fireplace, Builder will correct.
Possible Deficiency:
Direct vent fireplace allowing cool air into the room.
Responsibility:
Direct vent fireplaces are designed to be installed in close proximity to combustible materials, such as
wood, and have a direct vent to exterior air, which will make the metal box cold. If the problem is due
to the installation of the fireplace, Builder will correct. With regards to direct vent fireplaces, it is
recommended that these fireplaces are operated only while someone is in the room.
Possible Deficiency:
Chimney separation from structure to which it is attached.
Performance Standard:
Newly built fireplaces will often incur slight amounts of separation. Separation should not exceed ½"
from the main structure in any 10' vertical measurement.
Responsibility:
Builder will determine the cause of separation and correct, if the Performance Standard is not met.
Caulking is acceptable.
