Possible Deficiency:
Moisture build up on inside of skylight.
Performance Standard:
Because bathrooms have large amounts of moisture in them and heat rises, it is not uncommon to
have moisture build up on the glass of skylights. Gravity can then cause it to run down and drip and is
not considered a defect. It is the Homeowner's responsibility to remove this moisture. Running the
exhaust fan during showers or baths will help to alleviate moisture.
Responsibility:
None.
Garage Overhead Doors on Attached Garage
Possible Deficiency:
Garage doors and openers fail to operate properly under normal use.
Performance Standard:
Garage doors shall operate properly.
Responsibility:
Builder will correct or adjust garage doors, as required, except where the cause is determined to result
from Homeowner actions or negligence. Homeowner should maintain all garage doors by lubricating
and checking tension on all springs at least once every year.
Possible Deficiency:
Garage doors allow entrance of snow or water.
Performance Standard:
Infiltration of the elements can be expected under abnormal conditions. Garage doors are not
weatherproof.
Responsibility:
Builder will adjust or correct garage doors. Builder is not responsible to make repairs to items
damaged by snow or water intrusion at garage doors.
NOTE: Garage door openers installed by the Homeowner or Homeowner's Subcontractor void the
Warranty of the garage doors.
