None. Heat and flames from "roaring" fires can cause cracking.
TOPIC: MOISTURE CONTROL
Sump Pumps
Possible Deficiency:
Failure of sump pump to operate properly.
Performance Standard:
Sump pumps should be periodically checked by Homeowner to ensure proper operation. This is
especially true during rainstorms and periods of heavy snow melting. Sump pumps can move within
the sump pit during normal operation, and can also ingest silt into the pump causing the floats to
sometimes stick. Sump pump and smooth float operation should be checked by the Homeowner on a
regular basis. Areas of discharge can be expected to leave a wet area or wash out on outside of house.
Responsibility:
It is the Homeowner's responsibility to ensure proper operation of sump pumps and that floats
operate without obstruction at all times. If the Homeowner fails to check for proper operation of
sump pumps, which in turn results in either the pump to fail to turn on and/or premature failure of
the pump, the Builder will not be responsible for replacement of the pump. Homeowner will be
responsible for re-establishing lawn areas where sump pump discharge line terminates. However, if
the sump pump floats are operating without obstruction and the pump burns out during the First
Year the Builder shall be responsible t0 replace it.
