Possible Deficiency:
Water in the trough.
Performance Standard:
The perimeter trough in your basement, along with the perimeter drain, are designed to transfer
water to the sump pump. Water can be present in the trough and is not considered a deficiency.
Responsibility:
None.
Possible Deficiency:
Failure of sump pump to operate during power outage causing water infiltration into basement.
Performance Standard:
The water integrity of the basement is dependent upon the sump pump to be fully operational at all
times, whether primary power is available or not.
Responsibility:
None. Builder cannot be responsible for non-operation of sump pump during power outage.
Homeowner should consider alternatives such as battery backup and/or back-up generator.
Humidifiers (Optional)
Possible Deficiency:
No moisture from humidifier.
Performance Standard:
Humidifier shall emit moisture.
Responsibility:
It is the Builder's responsibility to provide the home with a fully functioning humidifier, only if
Homeowner purchased a humidifier from Builder as an option. Having the humidifier set too high
will cause excess moisture content in the home, which will result in condensation forming in
susceptible areas of the home.
Possible Deficiency:
Discharge line from humidifier clogs.
Performance Standard:
Humidifiers require yearly maintenance by the Homeowner. Failure to change filters annually will
result in poor performance to add moisture to the conditioned air and may result in the accumulation
of mineral deposits, which may clog the drain line.
Responsibility:
None.
