MECHANICAL SYSTEMS COVERAGE 3 YEARS 1 AND 2 ONLY
Possible Deficiency:
Leakage from any piping.
Performance Standard:
No leaks of any kind shall exist in any soil, waste, vent or water pipe. Condensation on piping does
not constitute leakage and is not covered.
Responsibility:
Builder will make repairs to eliminate leakage.
Builder will not be responsible to make repairs to items damaged by leaking pipe(s).
Possible Deficiency:
Blocked sewers, fixtures and drains.
Performance Standard:
Sewers, fixtures and drains shall operate properly.
Responsibility:
Builder will not be responsible for sewers, fixtures and drains that are clogged through Homeowner's
negligence. If a problem occurs, the Homeowner should contact a drain cleaning service. Where
defective construction is shown to be the cause, Builder will assume the cost of the repair. Where
Homeowner negligence is shown to be the cause, the Homeowner will assume all repair costs.
On-Lot Wells (If Applicable)
Possible Deficiency:
Sediment or dirt pulled through the well pump.
Performance Standard:
Sediments may be pulled through the well pump. Homeowner may need to install a filter.
Responsibility:
None. W. B. Homes certifies that the well water is potable at Settlement. Builder cannot control the
future chemical composition or particulate matter that may be in the water.
On-Lot Septic System (If Applicable)
Possible Deficiency:
Septic system fails to operate properly.
Performance Standard:
Septic system shall be capable of properly handling normal flow of household effluent. Septic system
shall be designed and installed to comply with County Code regulations.
Responsibility:
Builder will repair if failure is the result of defective workmanship or materials. Builder will not be
responsible for malfunctions that occur through Homeowner negligence or abuse or from conditions
