that are beyond Builder's control, such as freezing, soil saturation, increase in water table, excessive
use, etc. Homeowner shall be responsible for septic system maintenance.
Sewage Grinder Pumps
Possible Deficiency:
Pump stops working.
Performance Standard:
Sewage grinder pumps are designed to grind sewage and pump to the Township's sewer laterals.
Responsibility:
Pumps are warranted to be free from defects for two (2) years from Settlement.
HVAC
Heating:
Possible Deficiency:
Inadequate heating.
Performance Standard:
Heating system shall be capable of producing an inside temperature of 70° F., as measured in the
center of each room at a height of five feet (5') above the floor.
Responsibility:
Builder will correct heating system to provide the required temperatures. However, Homeowner is
responsible for balancing dampers, registers and other minor adjustments. Heating Subcontractor
will balance the system one (1) time at no charge to the Homeowner. Air handler(s) for heat require
yearly maintenance by the Homeowner. Failure to change the filter(s) per the manufacturer9s
recommendations will result in poor performance.
Air Distribution
Possible Deficiency:
Ductwork separates or becomes unattached.
Performance Standard:
Ductwork shall remain intact and securely fastened.
Responsibility:
Builder will re-attach and re-secure all separated or unattached ductwork.
Possible Deficiency:
Oil canning.
