MECHANICAL SYSTEMS COVERAGE 3 YEARS 1 AND 2 ONLY
Performance Standard:
Oil canning is defined as a very loud booming noise from the main ductwork, which can be a seasonal
condition.
Responsibility:
None.
Air Conditioning
Possible Deficiency:
Inadequate cooling.
Performance Standard:
Where air conditioning is provided, the cooling system will be capable of reaching a temperature of
78° F., as measured in the center of each room at a height of five feet (5') above the floor. In the case
of outside temperatures exceeding 95° F., a differential of 20° F. from the outside temperature will be
maintained. In the spring and summer months, the 2nd floor is expected to be warmer because of
natural effects of heat rising and cold air falling. The 1st and 2nd floors should be within 5° F. of each
other at a height of five feet (5') in the center of a room.
Responsibility:
Builder will correct cooling system to meet temperature conditions, in accordance with specifications.
Air handler(s) for air conditioning require yearly maintenance by the Homeowner. Failure to change
the filter(s) annually will result in poor performance.
Condensation Lines
Possible Deficiency:
Refrigerant lines leak.
Performance Standard:
Refrigerant lines should not develop leaks during normal operation.
Responsibility:
Builder will repair leaking refrigerant lines and recharge unit, unless damage was caused by
Homeowner.
Builder will not be responsible to make repairs to items damaged caused by leaks in refrigerant lines.
Possible Deficiency:
Condensation lines clog.
Performance Standard:
Condensation lines will clog eventually under normal use.
