Outlets, Switches and Fixtures
Possible Deficiency:
Drafts from electrical outlets.
Performance Standard:
Electrical junction boxes on exterior walls may produce air flow whereby the cold air can be drawn
through an outlet into a room. The problem is normal in new home construction.
Responsibility:
Builder will confirm the installation of the foam pad on any unusually cold outlets on exterior walls.
Possible Deficiency:
Malfunction of electrical outlets, switches or fixtures.
Performance Standard:
All outlets, switches and fixtures will operate as intended.
Responsibility:
Builder will repair or replace defective outlets, switches and fixtures.
FIRE SUPPRESSION SYSTEM (If Applicable)
Possible Deficiency:
Sprinkler heads leak.
Performance Standard:
The sprinkler system pipes are filled with water under pressure from its own designated water supply
lateral that is independent of the domestic water supply lateral. In the unfortunate event of a fire, the
heat from the fire will open the sprinkler head, and water will discharge over the fire. All sprinkler
heads operate independently; therefore, not all heads will open at one time.
Homeowner should not install ceiling fans or other objects that may affect the spray pattern of the
head without first contacting a qualified fire protection professional.
Sprinkler system pipes may have been installed in your attic and covered with insulation.
Homeowners or their subcontractors should use extreme caution when entering the attic to avoid
stepping on the pipes or removing the insulation from around the pipe.
Sprinkler system pipes require heat, so Homeowner should not turn their heat off during cold
weather. Frozen sprinkler pipes will crack.
Painting the sprinkler heads or hanging objects from them will violate the Building Code and could
result in improper operation of the system.
