MAJOR STRUCTURAL DEFECTS COVERAGE
1ST YEAR THROUGH 10TH YEAR
A "Major Structural Defect" is actual physical damage to the following designated load bearing
portions of the home. The damage is caused by the failure of these load bearing portions of the home,
which affects their load bearing functions to the extent that the home becomes unsafe, unsanitary or
otherwise unlivable.
1. Foundation Systems and footings (which are an integral part of the home and structurally
attached)
2. Load bearing beams
3. Load bearing girders
4. Load bearing lintels (other than lintels supporting exterior façade veneers)
5. Load bearing columns
6. Load bearing walls and partitions
7. Floor systems (structural concrete slabs, joists and trusses only)
8. Roof framing members and systems (rafters and trusses only)
Repair of a "Major Structural Defect" is limited to:
a.) the repair of damage to the load-bearing elements of the home, as is necessary to restore their
load bearing ability
b.) the repair of those items of the home damaged by the Major Structural Defect that make the
home unsafe, unsanitary or otherwise unlivable
Examples of non-load bearing elements which are not considered major structural segments, and
therefore not covered by this Warranty include, but are not limited to:
1. Roof shingles, ridge vent, tar paper, all sheathing and other surfacing material
2. Drywall and plaster
3. Exterior siding (any type)
4. Brick, stone, or stucco veneer
5. Finish floor covering materials and floor coverings
6. Wall tile, wallpaper, or other wall coverings
